Here is the Coeur d’ Alene Idaho Region Real Estate Market update for September 27 – October 4, 2021 for residential and vacant land in the Coeur d’ Alene, Idaho real estate market. (These numbers are from the Coeur d’ Alene MLS and are based on all the homes in our MLS system.) We still had a good amount of price changes this week with 146 changes. The most price changes we saw were between the $400k-$500k price range and over $1million. We also saw 37 homes come back on the market from pending status. We are seeing prices changes because buyers are not willing to pay some of the crazy prices that we have seen over this last year. Over the summer we saw 1000 sq ft homes selling for over $400k and now they are in the higher $300k’s. The more inventory we get the more of a price correction we will see. There are currently over 980+ homes on the market in our MLS (again this if for the North Idaho Region) where as in January of this year there was only 450 homes.
