You only have one chance to make a good first impression when selling your home. Photos are a great place to start- as most buyers start their home search on the internet- but the first time they walk through your home is just as important. Here is a list of Tips and Tricks to make the best first impression and get your home sold.
CURB APPEAL
- Pull weeds
- Make sure grass is watered
- Trim shrubs and deadhead flowers
- Spruce up your bark/mulch- buy or just rake it around to stir it up a bit
- Buy cheap flowers/potted flowers or plants for a pop of color
- Keep lawn mowed
- Keep snow removed from walkways
BEFORE SHOWINGS
- Turn on all interior lights, even during the day & exterior at night
- Make the house temperature warm and inviting- 68-70 degrees
- Open all blinds, curtains, drapes
- Open all doors inside the home, besides closets
- Lock up or remove any valuables, medication, or money
- Clean off countertops in kitchen and bathrooms
- Wipe down mirrors and windows
- Make all beds
DURING SHOWINGS
- Buyers will be more likely to stay longer if you aren’t there
- If you aren’t able to leave, try to stay out of the way and keep children as quiet as possible
- Don’t follow the buyers around telling them about your home
GETTING “SHOW READY”
You want to try and make the house look spotless- clean, clean, clean
- Try to deep clean your home- windows, windowsills, baseboards, walls, windows, mirrors, doors
- Fix any paint touch ups that need done inside and out
- Use a wood stain pen if needed to cover any scratches on wood floors or baseboards
- Scrub your bathroom- toilet, shower walls, tub, faucets, sinks and counters
- Depersonalize your home- family pictures, drawings, names on walls
- Minimal decorating- it’s hard to have people picture their things in your home if it is full of your stuff
- Check all light bulbs, try to get matching at least for each room, replace any burnt out bulbs
- Clean up all closets and storage areas and try to organize them
